Do you even need an estate agent?!

A professional valuation: You can get a good idea of what your property is worth using the online valuation tool on property price advice. Various estate agents, online and on the High Street also offer free valuations, and you should get a few to make sure you are asking the right price.

Professional photographs: Comes as standard for the listed agents- BUT a talented amateur can produce photos of a high standard as long as your house is tidy!

Detailed descriptions of the property: Comes as standard for most of the listed agents - BUT, if needed, copy an exisiting description of a similar home changing the details to suit yours.

Floorplans: Come as standard for the listed agents -  BUT if you've got the confidence (and a long enough tape measure) you can create your own using free software likeFloorPAD.

Access to the online property portals (Rightmove etc): Comes as standard for the listed agents - there's no getting around this one, you need to be an agent to post on Rightmove, Zoopla and Prime Location BUT you could post on Gumtree where people also look for homes.

Booking and supporting viewings: Booking viewings comes as standard and you can also having your viewings hosted, normally for an extra cost. An important function estage agents perform here is vetting people so you don't get time wasters - BUT at this stage they only do it by asking simple questions such as chain position and financial arrangements. 

Negotiating offers: Comes as standard for the listed agents - AND lots of people do feel better using a professional to mediate. BUT, ultimately, you know the asking price, you know your home and it is you that accepts the offer, if you have the confidence you could take this on.

General support: Comes as standard for the listed agents - BUT there's always your mum.
